We offer stable market rents over the long term and a group of preferred vendors to help keep our properties well maintained. We are available Monday thru Thursday 8:30 am to 5:00 pm and Friday from 8:30 am to 4:00 pm for your convenience, and we have an emergency after hours and weekend service to assist you when the unexpected can sometimes happen. Property showings can be set up through our office by calling 719-593-9990. Our application fee is $40.00 per adult, which includes anyone 18 years or older who will be occupying the property. Each adult needs to complete an application to apply for one of our rental properties. We look forward to helping make your Colorado Springs living experience pleasant and as enjoyable as possible.

Water restrictions begin April 1
With below average snowfall this winter and the overall water system storage level less than 50 percent, City Council approved moving to Stage II of the Water Shortage Ordinance, which implements mandatory watering restrictions for the community.
Effective April 1, outdoor landscape watering is allowed two days a week on designated days.
- Residential customers with even numbered addresses - Sundays & Wednesdays
- Residential customers with odd numbered addresses - Tuesdays & Saturdays
- Commercial customers - Mondays & Fridays
Outdoor landscape watering with a drip irrigation system, handheld hose equipped with an active positive shut-off nozzle or handheld container is allowed for trees, shrubs and plants at any time.
The community water-savings goal for April through October is 30 percent. Achieving this will help rebuild Colorado Springs' water supply, which could take several years to accomplish.
Price changes: In addition to water restrictions, price adjustments are implemented to encourage water savings. This is in alignment with many Front Range cities, including Fort Collins, Denver and Aurora. Doing so increases awareness of the importance of saving water during drought, supports business and economic vitality, and minimize bill impact to customers who follow water conservation practices and restriction.
Winter Tree Watering Recommendations
City Forestry and the Palmer Tree Coalition would like to remind residents to water their trees. After several years of drought, trees in Colorado Springs could use a little extra TLC. Watering trees in fall and winter allows them to emerge healthier in the spring. Drought-stressed trees are vulnerable to disease, insect infestations, branch dieback, or even total loss.Watering recommendations:
- Water to a depth of 12” below the soil surface.
- Water slowly to saturate soil within the ‘drip-line’ of the tree canopy. Move the hose around for large trees.
- Give the same amount of water year round - 10 gallons per inch of tree diameter 1-2 times per month. An easy rule of thumb is to measure the tree trunk diameter at knee height and water for 5 minutes per inch.
