Reminders:
RENT is due on the FIRST, late on the SECOND.
Late charges are not assessed until close
of business on the 5th, regardless of what day the 5th falls
on. Unless your lease states otherwise. The office is NOT open on Saturdays and Sundays. There
is not an outside drop box. Rent paid after the 5th MUST be
in cash or certified funds along with the proper late fees.

We are approaching the time of year when the temperatures are dropping. Draining and winterizing the sprinkler system is the responsibility of the tenant. If you have not already done so, you need to immediately arrange to have the sprinkler system drained. You can use one of the vendors below. Please remember that all freeze breaks are the tenant's responsibility.

Please feel free to contact our office if you have any questions. Remember that once the sprinkler system is shut down for the winter, you are still responsible for watering the lawn. Watering to include by hose at least once a month. Remember to follow any watering restrictions set by your utility company. Using a winter fertilizer is a good idea for the lawn. Be sure to unhook all hoses when you are done watering the lawn to avoid frozen pipes. Lastly, you will need to provide Select Property with a copy of the paid invoice for the winterization or a written statement that you have personally winterized the system and except responsibility thereof.

EFFECTIVE NOVEMBER 1st
The office will have winter hours from 8:30am to 5:00pm Mon-Thur. Friday the office will close at 4:30pm with the exception of the first Friday of the month. Please call the office before coming in if there is inclement weather. |
WORK REQUSTS
If you have work requests, please remember that they must be submitted in writing. We have work request forms on our website at: www.selectpropertyrentals.com. You can print the form out, fill it in and mail or fax it to our office at (719) 593-0529. You may also email your work request to tammy@selectpropertyrentals.com or colby@selectpropertyrentals.com. Please make sure you have your name, address and contact numbers listed.
EMERGENCIES
No heat, no electricity or running water, during business hours please contact the office. If your emergency is after business hours, call the emergency line at (719) 651-6791. Touch tone in your phone number. You MUST leave your number for a return call! |

Furnace Cleanings
This year we are working with All Seasons Heating and Climate Design to have the furnaces serviced and inspected. We will be notified if the vendors has any problems reaching the tenants to schedule an appointment. If an appointment has not been scheduled by December 20th, we will issue a key to the vendors so the work can be completed. If you have not received a call from either vendor, please contact Tammy so she can follow up with them. |
